This involves drone footage with highlights of the area and an internal walkthrough by one of our staff members, who presents the property throughout and expresses the highlights of your home. These videos tell the whole story and sell not only the house but also the lifestyle and area.

We offer engaging quick-fire property videos for potential buyers who prefer a shorter, more dynamic approach. Our TikTok and Instagram platforms, with tens of thousands of active users, provide a vibrant community for people to join. In fact, one of our recent videos garnered a staggering 1.1 million views, demonstrating the reach and popularity of our content!

We cannot divulge too much as we don’t want other agents to know our secrets but trust us when we say we are the ONLY agent in the Flintshire area who uses social media correctly. Due to how we advertise, we can put your property in front of every local buyer who uses these platforms in the area, and it is NOT simply “boosting” the post, as some agents will tell you!

Again, we cannot tell you too much as this is also one of our best kept secrets! We put thousands of extra eyes on your property through utilising Youtube and google in conjunction with each other.

Ever wondered why our property videos look so good? All of our video clips shot at your property are uploaded to a pro editor producing a high-quality presentation to woo potential buyers.

This differs depending on property type, area, and value, but your valuer will discuss the best way to market your property. All the details of this will be in your emailed Market Appraisal Report.

We have our own Matterport camera which takes around 45mins to an hour to shoot by one of our staff members. This produces a fantastic 360 degree 3D tour of your property so potential buyers can do a virtual viewing before coming on an in person viewing! No more time wasters!

Our staff are professionally trained by The Property Photography Academy. First impressions are everything and we take pride in producing the very best shots of your home.

Photos of the front of your house always look best taken from an elevated position – we use a pole or in some cases our drone to get the very best shots.

Once the photos are shot of your property these are then sent to a pro editor to give them the wow factor.

Drones are superb for not only selling your house but the surrounding area. Its essential to not only sell the house but the lifestyle and there is no better way than by combining drone footage in our property videos.

Rightmove conducted a study a number of years ago and found that 25% of people don’t actually click on a property listing UNLESS it has a floorplan!

You need a valid EPC to sell or let your property. We do our EPC’s through a third-party provider. We will contact them and they will arrange a convenient time for them to call. Please note they will organise payment with you.

Added to all property listings, it gives a potential buyer a wealth of knowledge, including local school information and distances to bus stops and motorways. It even includes things like a title plan and whether there’s any development planned in the area, saving time for the buyer’s solicitor.

Communication with our clients is at the very heart of our core values and is extremely important to us. No calls go unanswered—we have support from a call answering company (out of hours), and we can guarantee that all calls and emails are answered within seconds and minutes!

If you find it useful, we’ll open a Whats app group for your property and communicate with you in this way. Many people prefer this way of communicating.

Developing a relationship with you, getting to know you and your property then taking you from start to finish throughout the sales process.

When Keystone finds a buyer on your property, you’ll have access to our sales progression system featuring milestones and notes that allow vendors, buyers, and solicitors to see how the case is progressing at all times. You can request an update with a click of a button, but our team at Keystone will always keep your case up to date with solicitors’ and buyers’ updates, at least every week. Not very techy? – Don’t worry! We can also call you with updates or communicate however you would like.

What difference does this make to you? One useful aspect of the system is identifying potential buyers for your property based on how active any potential buyers have been online! Our sales team is then notified when someone demonstrates interest in your property online! We can then call them to see if we can arrange a viewing. In a tough market, most agents are sitting around waiting for the phone to ring or making annoying calls to the wrong people; our team is speaking to the right people and selling lots of houses this way!

Goes without saying – of course we advertise your property on Rightmove. This opens it up to a much larger audience and all the media including videos, 3D tours etc will be added to the RM listing.
