Services for Landlords from Keystone

We can take the stress out of letting your property because we know the support and level of service which is required to help you run your property and business as efficiently and problem-free as possible. We feel that we go the extra mile with in-depth inspections and thorough referencing, making sure that your property is well looked after from a good tenant.

New Government regulations requires Letting Agents to publish letting fees on their website. Many agents are not complying with this, but at Keystone we believe in being transparent, giving you a full understanding of our fees exactly what you are paying for.

We can now offer landlords a number of packages...

Option 1 - Tenant find fee of £550 + VAT, then 10% + VAT per month (subject to a minimum fee of £50 plus VAT per month)

Option 2 - Tenant find fee of £375 + VAT, then 12.5% + VAT per month (subject to a minimum fee of £50 plus VAT per month)

This package includes:

  • A full valuation on expected rental returns for the property
  • Marketing the property on the largest property portal - Rightmove and erecting a Keystone "To Let" board at the property
  • Advertising on the Keystone website
  • Accompanied viewings if required on the Landlords behalf
  • Carrying out full in depth referencing and credit checks of potential tenants to ensure that they are suitable for the landlord's property
  • Providing a comprehensive Assured Shorthold Tenancy Agreement
  • Taking the deposit and putting this into the Deposit Protection Scheme (DPS)
  • Taking advanced rental and organising a standing order for future rental payments
  • An Inventory and Schedule of Condition on our specialist software to include photographs and comments
  • Checking the tenants into the property and changing utilities and council tax to the tenant's name
  • Regular inspections of the property with our specialist software to include photographs and comments
  • Ensuring regulations on Legionnaires disease are adhered to
  • Arranging maintenance of the property if necessary and agreeing charges with the landlord before the maintenance commences
  • Checking the tenant out of the property when the tenancy ends
  • Organising your compulsory registration with Rent Smart Wales (This costs £33.50)
  • We are a fully licenced agent with Rent Smart Wales, meaning you do not need a licence

Fixed fee of £595 + VAT.

If you want to avoid the hassle, or are uncertain of the processes involved in preparing a water-tight tenancy agreement, credit checking, referencing of tenants, taking a deposit and other new regulations then Tenant Find Plus may be just what you need. This package will include:

  • A full valuation on expected rental returns for the property
  • Marketing the property on the largest property portal - Rightmove and if required erecting a Keystone "To Let" board at the property
  • Advertising on the Keystone website
  • Accompanied viewings if required
  • Full in depth referencing and credit check of potential tenants to ensure that they are suitable for the landlord's property
  • Providing a completed comprehensive Assured Shorthold Tenancy agreement.
  • Taking the deposit and advanced rental and organising a standing order for future rental payments

Inventory (Optional)

£100 + VAT

An Inventory and Schedule of Condition of the property can be purchased as an extra to the above. This will be done on state of the art software that will be dated automatically and will show the property's contents, furniture, fittings and effects. An Inventory is important to agree with your tenant at the beginning of the tenancy as it will form the basis of any claim for damages.

Fixed fee of £295 + VAT (upfront payment).

If you are an experienced landlord and are confident enough to conduct your own referencing, credit checks as well as conducting your own viewings then this could be the option for you. This package will include:

  • A full valuation on expected rental returns for the property
  • Marketing the property on the largest property portal - Rightmove and if required erecting a Keystone "To Let" board at the property
  • Advertising on the Keystone website
  • Provision of an Assured Shorthold Tenancy agreement if required
  • Organising your compulsory registration with Rent Smart Wales (this is an additional cost of £33.50)
  • We are a fully licenced agent with Rent Smart Wales, meaning you do not need a licence.
