What to expect from the mortgage application process
We start things off with a face-to-face appointment with me, Ben, the mortgage advisor. I will find out a bit about you, which will help us to determine how much you can borrow and how much you will need for a deposit.
We will need to take in to account your income and your outgoings, including debts, household bills and general costs like childcare and travel.
I will make it really straightforward so there aren’t any surprises and will talk you through how much you need to put aside for fees.
I will search the whole market to locate the best deal available. This is where we have the upper hand over your bank, as we can go to any lender on the market to find the best deal, unlike a bank who can only offer you their own products.
Once I’ve sourced the most suitable option, I can talk you through how much the mortgage will be, and how much insurances will cost.
When you are happy with everything I can obtain an agreement in principle from the mortgage lender, which means you can start house hunting! The agreement gives you credibility with estate agents, as it shows you can afford the houses you are looking at.
We are happy to help you find your dream house, but if you end up finding one through another agent, we will prove our dedication to providing excellent customer service by giving our professional opinion on the price and what we feel you should offer. We’re even happy to negotiate on your behalf if you don’t feel comfortable doing it yourself. We want our customers to get the best deal possible.
Once you have an offer accepted, you can come back and see me to arrange the mortgage application.
A valuation survey will take place for the mortgage provider to check that the property is worth what you are paying for it, and you may want to organise a property survey to check there’s nothing structural to worry about. Meanwhile you will need to engage a solicitor to take care of the paperwork and check for legal issues.
When your mortgage offer is obtained, this is the point when most mortgage brokers consider their job is done. But we go the extra mile!
We will stay across all of the milestones in the rest of the process until the keys are in your hand. We can oversee solicitor paperwork and be available for any help needed.
