The most time-consuming part of a good estate agent’s work begins when an offer on a property has been accepted. The usual six to eight-week period between an offer being accepted and completion, is often the most stressful time of the sales process.

How we get started…

The first step to consider is to be absolutely certain that the buyer is in a financial position to go ahead with the sale. We alleviate the awkward questions you have to ask a buyer about whether they can afford your property, because we do it for you!

As part of the sales progression service, our team gathers evidence to demonstrate affordability. If necessary, we can also help your buyer out with their mortgage.

Another important step to be sure of, is if you really know your buyer? It’s easy to fall for false promises with buyers, which is why we ensure that we carry out all of our usual money laundering checks so that everything is above board.

It takes a great deal of communication between the seller, the buyer and the two designated solicitors during the sales process which is why we provide our sales progression service.

Our designated sales progression expert, Rachel contacts all parties on a weekly basis to ensure any issues are overcome and to update each party, so they know exactly what stage they are up to.

If you are in a chain, then it’s even more important for an independent party to be involved in the process. We can also assist with any confusing paperwork from your solicitor – simply drop into our office and we will help you out.

Another important part of the sales process is having a professional person in place to witness you signing mortgage deeds and contracts - we can be that person for you!

Our sales progression service ensures that we deal with the hassle and stress for you and the service fee is £695 inclusive of VAT only on successful completion.

Please be aware that the fee can be higher if you are in a particularly large chain or if online estate agents are involved in the chain. The reason for this is that the higher fee covers the extra work involved in these types of cases.
